KL Development (KLD), in partnership with Moolman Group, has broken ground on R21 Riverfields Business Park South, a new industrial property development within the rapidly expanding Riverfields Precinct near Kempton Park.

The sod-turning ceremony brought together development partners, property brokers and industry stakeholders to celebrate the start of construction and the continued expansion of the Riverfields logistics node.
The development forms part of Riverfields Extension X112, which will be known as R21 Riverfields Business Park South — the latest phase of industrial property development by KL Development and Moolman Group within the Riverfields Aerotropolis corridor.
The partners were previously responsible for the development of Riverfields Business Park North (Extension 97) within the same node, which has since been fully let to a range of logistics and industrial tenants.
Located approximately 12 kilometres from O.R. Tambo International Airport, the development offers direct access to major transport routes including the R21, R23, R25 and R29, positioning the business park within one of Gauteng’s key logistics and distribution corridors.
Once completed, R21 Riverfields Business Park South will offer modern logistics, warehousing, distribution and light industrial facilities with flexible building opportunities ranging from 1,500m² to 26,000m².
The new business park has been designed to prioritise operational efficiency, security and sustainability, while offering flexible leasing opportunities for logistics, distribution and industrial businesses seeking space within the Riverfields logistics corridor.
“This development reflects the continued growth of the Riverfields logistics corridor and the increasing demand for well-located industrial property in the region,” said Jannie Kotze, CEO of KL Development. “Our partnership with Moolman Group allows us to combine our expertise to deliver modern industrial facilities that support the operational needs of logistics and distribution businesses.”
KL Development has established a track record in delivering large-scale commercial and industrial developments across South Africa and has played a leading role in the Riverfields project as both project manager and leasing partner, guiding the development strategy and tenant engagement process.
“The success of Riverfields Business Park North demonstrates the strong market demand within this corridor,” said Pieter Lombaard, CEO of Moolman Group. “With Riverfields Business Park South, we are creating new opportunities for businesses looking to establish themselves within one of Gauteng’s most strategically positioned logistics nodes.”
The development is expected to contribute to ongoing economic activity and job creation within the Riverfields Aerotropolis corridor, which continues to attract logistics and distribution investment due to its strategic proximity to O.R. Tambo International Airport.
Construction of R21 Riverfields Business Park North X97 is currently underway, with the final completion of the development expected by mid-2026.
